With some research, however, a landlord quickly learns that <a href=\"https:\/\/www.biggerpockets.com\/forums\/52\/topics\/416843-property-management-software-for-small-individual-landlord\" target=\"_blank\" rel=\"noreferrer noopener\">Appfolio is not for the small landlord<\/a>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Appfolio&#8217;s Pricing Is For Large Commercial Multifamily<\/h2>\n\n\n\n<p>As of 2021, <a href=\"https:\/\/www.appfolio.com\/pricing\" target=\"_blank\" rel=\"noreferrer noopener\">Appfolio&#8217;s pricing page<\/a> indicates that their pricing is at least $280\/mo (the minimum monthly fee).  Additionally, Appfolio&#8217;s &#8220;Plus&#8221; package starts at $1500\/mo.  Appfolio designates that service for customers with thousands of units. Clearly, small landlords need not apply.  Small landlords generally do not have thousands of rental units, and many are on tight budgets, making cost a consideration.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">There Is Free Online Software For Small Landlords Better Than AppFolio<\/h2>\n\n\n\n<p>Never fear! Appfolio is not the only option out there.  For small landlords, there is free online property manager software.  For example, <a href=\"https:\/\/www.RentalIncomeExpense.com\" target=\"_blank\" rel=\"noreferrer noopener\">RentalIncomeExpense.com<\/a> (sign up at <a href=\"https:\/\/www.RentalIncomeExpense.com\" target=\"_blank\" rel=\"noreferrer noopener\">www.RentalIncomeExpense.com<\/a>) offers free income and expense tracking with automatically generated profit and loss reports.
